WebSite X5 Review (2026): Pay Once, Own Your Site

Designer building a website on a laptop

Wix, Squarespace and WordPress.com have made website building a monthly subscription: stop paying and your site goes offline. WebSite X5 takes the opposite approach. It is a Windows program from Italian developer Incomedia that you buy once, use to design sites on your own computer, and publish to any web host you like — and it includes features such as an online store, a blog, member areas and database integration in its higher editions. Version 2026.3, released in October 2026, adds independent page sections and new AI tools. This review covers what it does well, its limits, and whether a one-time license beats a subscription for your site.

The Short Version

Rating: 7.7/10

Best for: Windows users and small businesses who want to own their site, avoid monthly builder fees and host anywhere

Price: One-time: Go $29.95, Evo $99.95, Pro $209.95, Agency $359.95

Verdict: A capable, good-value desktop builder with real e-commerce and database features in the Pro edition. It is Windows-only, has a learning curve, and updates beyond the first year cost extra.

How WebSite X5 Works

WebSite X5 site map window for planning pages

WebSite X5 is offline software: you install it on a Windows 10 or 11 PC, plan your site’s pages in a site map, design each page in a drag-and-drop editor, then publish through its built-in FTP/SFTP engine to Incomedia’s hosting or any other host. You can also export the files and upload them yourself. Because the site is generated as standard files, it works on Windows or Linux servers; some advanced features need PHP and MySQL.

Pages are built from more than 100 “objects” — text, images, galleries, video, forms, sliders, maps, HTML and more — placed on a grid, with responsive settings that control how the layout adapts to phones and tablets. There are 50 to 200 templates depending on the edition. The new Sections feature in version 2026.3 lets each part of a page have its own layout, which addresses an old complaint that the shared grid was restrictive.

The AI tools are new: MagicSite generates a complete starter site from a chat (Evo, Pro and Agency include two to five generations, with more bought as credits), and MagicText helps write and rewrite copy in Pro and Agency.

Every edition is a one-time purchase that you keep forever, for unlimited websites, with a 30-day money-back guarantee. Each includes 12 months of updates, new versions and (for Evo and above) hosting; after that the software keeps working, but continuing to get new versions and keeping Incomedia hosting cost extra — hosting renews from about 2 to 3 euros a month, and some long-time users on Trustpilot complain about renewal and upgrade costs. Prices may vary by country; check the pricing page for yours.

Evo suits a personal site, portfolio or small business brochure site with a blog. Pro is the edition most businesses should buy: it adds an online store, unlimited pages, member registration, database integration, advanced SEO and priority support. Agency is for freelancers who build sites for clients.

E-commerce, Blog and SEO

WebSite X5 e-commerce product page with filters

The Pro edition’s store is more complete than you might expect from a desktop builder. It handles up to 10,000 products with filters and variants, digital downloads, coupons and timed discounts, and payment through PayPal, Stripe and other gateways, with no transaction fees from Incomedia. It can also publish product data for Google and sell through Facebook and Instagram, and an online control panel and mobile app let you manage orders and view statistics.

Blogging covers scheduled posts, comments, restricted-access posts and Google AMP. SEO tools in Pro include automatic sitemaps, Schema.org structured data, Google Analytics integration, automatic SEO analysis and file compression. For a small shop or a services business that wants to own its site outright, that is a lot of capability for a one-time $209.95.

The Drawbacks

WebSite X5 editor with object palette and MagicText AI panel

Windows only. There is no Mac or Linux version; Incomedia suggests running it in Parallels or VMware on a Mac.

Not true WYSIWYG. You design on a grid of objects and preview the result, rather than editing the live page as you do in Wix or Squarespace. TechRadar, which rated it 3 out of 5 in an older review, listed this alongside the Windows-only limitation. Expect a learning curve, though the Sections update makes layouts more flexible.

Ongoing costs exist after year one. The license is perpetual, but updates and hosting beyond 12 months are paid, and AI generations beyond the included few cost credits.

Templates are a matter of taste. Older reviews found them dated; the current library is larger and more modern, but it is worth browsing them in the trial.

Website Planet gives it 4.3 out of 5, calling it feature-rich and suitable for beginners and bloggers, while recommending Wix if ease of use is the priority. Incomedia’s Trustpilot rating is 4.5 from 78 reviews, with praise for its support.

Over three years, Squarespace’s Basic plan costs about $432 at annual pricing, while WebSite X5 Pro costs $209.95 plus hosting renewals after the first year — and you keep the software. The subscription builders are easier to learn, work in any browser and handle hosting and updates for you. Mobirise is free and cross-platform but leans on paid extensions and lacks WebSite X5’s built-in store and database features. WebSite X5 makes most sense if you work on Windows and want to own your site and its files.

Who Should Buy WebSite X5

Buy it if you want to own your website. A one-time license and the freedom to host anywhere mean no builder can switch your site off if you stop paying.

Buy Pro if you run a small online store. E-commerce without transaction fees or a monthly plan is its strongest value proposition.

Buy Agency if you build sites for clients. It is the only edition with a commercial license.

Skip it if you use a Mac or want to edit your site from any browser.

Skip it if you want the easiest possible builder. Wix and Squarespace are more intuitive, at a monthly cost.

Once your site is live, our SEO PowerSuite review covers an affordable way to track its rankings.

Frequently Asked Questions

Is WebSite X5 a one-time purchase?

Yes. All editions (Go $29.95, Evo $99.95, Pro $209.95, Agency $359.95) are one-time purchases with a perpetual license for unlimited sites. The price includes 12 months of updates and, for Evo and above, a year of hosting; continuing updates and hosting after that cost extra.

Does WebSite X5 work on Mac?

No. WebSite X5 runs only on Windows 10 and 11 (64-bit). Incomedia says Mac users can run it through virtualization software such as Parallels Desktop or VMware.

Can I use my own hosting with WebSite X5?

Yes. WebSite X5 publishes via its built-in FTP/SFTP engine to any web host, or you can export the site files and upload them yourself. Some advanced features need PHP and MySQL on the server.

Is there a free trial of WebSite X5?

Yes. The 15-day trial includes all WebSite X5 Pro features, but saves only up to 15 pages, and the trial site goes offline when it ends. Projects carry over when you buy.

Which WebSite X5 edition should I buy?

Evo ($99.95) suits personal and small business sites with a blog. Pro ($209.95) adds e-commerce, unlimited pages, member areas and databases, and is the best choice for most businesses. Agency ($359.95) adds a commercial license for building client sites.

Who makes WebSite X5?

WebSite X5 is developed by Incomedia S.r.l., a software company based in Ivrea, Italy, which also makes WebAnimator.

Final Verdict

WebSite X5 is the best option for Windows users who want to own their website rather than rent it. The Pro edition delivers an online store, blog, member areas and SEO tools for a one-time $209.95, and you can host the result anywhere. The trade-offs are a Windows-only, grid-based editor with a learning curve and paid updates after the first year.

Rated 7.7 out of 10. Download the 15-day trial and build a few pages; if the editor clicks with you, it will cost far less over time than a subscription builder.
